Getting Started

Do You Need to Lodge a Property Tax Return?

If you own an investment property, your rental income and related expenses need to be included in your tax return each year, whether the property is positively or negatively geared.

Your Rental Property

Rental Income and Deductions

Whether you have one investment property or several, your rental income needs to be included in your tax return, and you may have running costs along the way that could be deductible.

Rental Income

Rent received from your investment property.

Loan Interest

Interest charged on your investment property loan.

Agent & Management Fees

Property management and letting fees.

Depreciation

Decline in value of the building and fittings.

Repairs & Maintenance

Eligible repairs and upkeep on the property.

Not sure what you can claim? We make it easier to identify deductions you may be entitled to.

Selling Up

What About Selling Your Property?

Capital Gains on Sale

If you sell your investment property, any capital gain or loss needs to be reported. Holding the property for more than 12 months may entitle you to a discount on the gain.

Main Residence Exemption

If the property was your main residence for part of the time you owned it, you may be entitled to a partial exemption from capital gains tax. We help you work out what applies.

Cover Everything

Also a Sole Trader or Investor?

No extra fee. If more than one of these applies to you, it is all covered under the same $229.

Have Shares or Managed Funds? (linked card)

See how Tax Falcon handles dividends, distributions and capital gains on our Investor Tax Return page.

→ /investor-tax-return

✓ This closes the loop on the cross-referencing checked across the last few pages in this session: /sole-trader-tax-return, /investor-tax-return, and this page (/property-tax-return) all consistently link to each other as three separate standalone $229 pages. That trio is internally consistent. The outlier remains the standalone Tax Return Pricing page, whose “Sole Trader, Property, or Investor” plan card and its own JSON-LD each use a fourth and fifth URL (/sole-trader-property-or-investor-tax-return and /sole-traders-advanced-tax-return) that don't match any of these three real pages — that's the piece still worth fixing.

Questions

Property Tax Return FAQs

How much does a property tax return cost?

A Tax Falcon Property Tax Return costs $229, with no extra charges for deduction checks, ATO pre-fill or agent review.

What is negative gearing?

A property is negatively geared when your rental expenses, including loan interest, are more than your rental income. The resulting loss can generally be offset against your other income.

What is a depreciation schedule?

A depreciation schedule sets out the decline in value of the building and fittings over time, prepared by a quantity surveyor. It can be a valuable deduction if you have one for your property.

What rental expenses can I claim?

You may be able to claim loan interest, agent and management fees, council rates, insurance, repairs and depreciation. Specific ATO rules apply to each.

What happens if I sell the property?

Selling an investment property generally triggers a capital gains tax event. If you owned it for more than 12 months, you may be entitled to a discount on the gain.

What if I also run a business or have investments?

No problem. Our $229 fee covers every applicable schedule, whatever combination of property, business and investment income applies to you.

What records do I need to keep?

The ATO generally requires rental income and expense records to be kept for five years, and property purchase records for as long as you own the property plus five years after selling.

When is the tax return deadline in Australia?

The Australian financial year runs from 1 July to 30 June. If you lodge your own tax return, the usual deadline is 31 October.
